PROJECT DESCRIPTION

City Center was conceived as a master-planned project adjacent to the Virginia Railway Express (VRE) station in City of Manassas Park. The community included a mixed-use town center with 291 luxury residential units and amenities such as a fitness center and outdoor pool. The project also included approximately 45,000 SF of retail, and 25,000 SF of flex retail/residential space. According to the approved planning, the overall project consists of a 3-phase development including, as part of the first phase:

Up to 100,000 SF of retail to include: (i) Two 5,000 SF restaurant pads; (ii)  35,000 SF mixed-use in-line retail; (iii) 20,000 SF shopping center; (iv) Two 5,000 SF retail pads; (v)  25,000 SF of flex space; and (vi) 300 residential units; as well as improvements to Manassas Drive. The Second Phase would include 114 residential units; while the Third Phase was to be determined and negotiated at a further time.

PROJECT HIGHLIGHTS

Global personnel provided a full array of services for the project including:

  1. Geotechnical Engineering Services including the preparation of a geotechnical engineering report for plan during design phase and consultation services during development;
  2. Construction Materials Testing and Inspection services that included earthwork, concrete testing during placement, reinforcing steel inspections and Structural Steel inspections;
  3. Performed testing and inspection in accordance with project specifications and Prince William County Special Inspection program.
